  1. New Client Discount: -10% for first time clients.

PROCESS

While every project is different, it helps to understand the process and milestones.

CONCEPT

Initial Meeting - Meet and greet to get to know each other, discuss your selected or potential site(s) and go over your needs, hopes and dreams.

Programming Meeting - Discuss the desired elements and room relationships that make up the architecture program. Also review the desired stylistic influences. Can also be part of the Initial Meeting.

First Pass & Review Meeting - GDArch will take time between meetings to prepare a floor plan and we’ll meet to review and discuss.

Design

Elevate & Review Meeting - GDArch will wrap the floor plans with a styling direction and we’ll meet to review and discuss.

HOA Initial Review & Preliminary Pricing - Where required, GDArch will prepare an HOA/Municipality review set for submission to the development board and/or local municipality. As these processes tend to be very subjective, comments & design changes are expected and will be picked-up & resubmitted.

Documentation

Documentation - Once client, municipal and HOA approvals are received, GDArch will engage structural and prepare the Builder’s Set of plans. Meetings will be held as needed to review progress and receive client input. As the detail is highest in this phase, any design change requests will take longer to fully resolve.

Permit Submission & Bidding - The Builder’s Set will be submitted to the local municipalities for building permit review and sent to GC’s for competitive bidding. Any comments received will be addressed and the plans resubmitted as required.

Construction

Administration and Observation - GDArch will coordinate consultant and trades and review progress on-site at important construction milestones.

Punch List & Certificate of Occupancy - ‘Done’ is sometimes fungible so it’s important to identify incomplete or unsatisfactory work performed by the GC and flag it for remediation pre or post move-in. Once construction is substantially complete, the municipality will inspect the home and provide a Certificate of Occupancy (CO) allowing you to inhabit your new GDArch custom home!
